How does Fractional Ownership work?
We buy a property and set up an investment trust, dividing the home into 4, 8, or 12 “fractions”. Each fraction represents a real ownership stake in the property and allows access to the home for a certain number of weeks per year. Each home is urnished and fully equipped, ready to be enjoyed.
We make sure that every co-owner has a turnkey experience; we manage the estate so that the owner doesn’t have to worry about anything. Every client pays a single monthly fee that covers all expenses, including property taxes!
All owners have access to our proprietary booking app, where you can reserve dates anywhere from 2 days to 2 years in advance, swap time with other owners, and even sell your fraction!

Ancana’s partner program provides a unique opportunity for agents to attain generous commissions. We offer a 3% commission based on the purchase price per share. If you have multiple buyers interested, get paid for each share sold as soon as three days once it closes. It’s almost too easy: you only need to arrange a buyer introduction, and we take care of the rest: from educating the client on the benefits of fractional ownership to scheduling site visits to handling the closing process. We do all the work! The commission is valid for any Ancana properties in more than nine destinations.
If you are a real estate broker or developer, Ancana can be your client too! We are looking to purchase properties across Mexico to sell on our marketplace. The more fractions you help us sell, the more homes we buy, the more you win. We value your client list, and we cherish your business. Ancana will pay commissions for every fraction bought by your clients. In general terms, we will continue buying properties near you as our partnership continues to grow.
