Roofstock is a real estate investment marketplace focusing on single-family rentals. Anyone can invest in Roofstock properties, from first-timers to global asset managers. Investments can be made in real estate portfolios or individual houses. In addition to buying, users can list their own rental properties for sale. Roofstock was founded in May 2015 by Gary Beasley, Gregor Watson, Rich Ford, and Devin Wade.
To purchase a property through the Roofstock marketplace, investors must first become pre-approved by a chosen lender. Buyers are charged a marketplace fee of $500 or 0.5 percent of the sales contract price, whichever is higher. Property closings are generally facilitated within thirty days of a signed sale agreement or fifteen days for all-cash sales.
Rental properties located in one of Roofstock's seventy markets can be listed on the Roofstock marketplace to a global network of buyers. Based on Roofstock sales data from 2021, the majority of homes sold receive an offer in eighteen days. One benefit to selling a property over Roofstock is that the tenants of the property remain undisturbed during the sales process, compared to the traditional and often disruptive practice of staging and showing the home in person.
After the seller submits the necessary documents to list the property, Roofstock steps in to assist with the rest of the sales process. Roofstock takes photos of the property for the listing, underwrites the property, and requests a preliminary title pull. Upon the seller's request, Roofstock can schedule an independent home inspection. After these steps are taken, the property is listed for sale on the Roofstock marketplace. Sellers are notified when an offer is made, and they can accept, decline, or negotiate with potential buyers. The seller is in full control of the sale price. Roofstock takes a fee of 3 percent or $2,500, whichever figure is greater.
Through Roofstock Offers, sellers can receive all-cash offers on eligible properties. Roofstock takes the property's address and conducts an instant data augmentation process that analyzes factors like location and home attributes to determine its eligibility. Properties rejected for all-cash offers can still be listed for sale on the Roofstock marketplace.
Roofstock One is a real estate investment program that works to eliminate investment barriers. As an alternative to direct investing, Roofstock One can be used to purchase shares that track the economic performance of chosen properties and provide exposure to fully managed single-family rentals. Roofstock One is only available to accredited investors.
Roofstock Academy is a self-managed and self-paced online course that teaches users about real estate investment. A one-time charge provides ongoing access to the program, with additional resources added over time. Topics include investment strategies, recognizing and managing risk, analyzing deals, selecting markets, and submitting and negotiating offers. Over fifty hours of lectures are available on demand. Members of Roofstock Academy also have access to Stessa, a cloud-based asset management software platform designed to track, manage, and report on investment properties.
